SUBJECT:
Prequalification of General Contractors and Electrical & Mechanical
Subcontractors for the Renovations to the Bridgeport Community
Centre
RECOMMENDATION:
That Council approve a request from the Facilities Management Division to proceed with
prequalification processes to select a minimum of eight (8) General Contractors, six (6)
Electrical Subcontractors and six (6) Mechanical Subcontractors to be used for the renovations
to the Bridgeport Community Centre.
BACKGROUND:
The contractor prequalification process will provide the City with an opportunity to examine the
contractor’s project history and their experience in the performance of projects of similar
magnitude and size. The reference checks facilitate the best indication as to the satisfaction of
owners on previous projects.
The construction value of this project is $1.73 million dollars, with the general contractors and
electrical & mechanical subcontractors having the largest impact on the overall cost and quality.
The prequalification process results in a selection process that takes into consideration:
experience, quality, time management and costs, and results in a greater probability of a
successful conclusion to a project.
Our previous experience with LEED projects has taught us that Contractors and Subcontractors
who do not have experience in this process perform poorly for Owners who have committed to
implement LEED. Prequalification will allow us to verify their LEED successes and to identify
potential issues.
