300 JOSEPH SCHOERG CRESCENT
PROPOSED SUN SCREENS ON HOUSE & PROPOSED
ROOF VENTS ON DRIVE SHED
RECOMMENDATION:
That pursuant to Section 33 of the Ontario Heritage Act, Heritage Permit Application
HPA-2010-IV-008 be approved, to permit the installation of two 8 feet wide sunscreens to
the west elevation of the house located at 300 Joseph Schoerg Crescent, and to permit
the installation of two roof vents to the west elevation of the drive shed located at 300
Joseph Schoerg Crescent, in accordance with the plans submitted with the application
and subject to the following condition:
i) That the owner submit the details regarding the colour, material, and size of
the two roof vents for review and approval by Heritage Planning staff prior to
their installation.
BACKGROUND:
The Development and Technical Services
Department is in receipt of Heritage Permit
Application HPA-2010-IV-008. The applicant is
seeking Council’s permission to install two 8
feet wide sunscreens to the west elevation of
the house and to install two roof vents to the
west elevation of the drive shed at the property
municipally addressed 300 Joseph Schoerg
Crescent.

REPORT:
The subject property is located on the south side of Joseph Schoerg Crescent in the Pioneer
Tower West community, and is subject to a Heritage Conservation Easement Agreement and
designation under Part IV of the Ontario Heritage Act. The key features that define the heritage
character of this property include: the Betzner Farmhouse Building; the Betzner Drive Shed
Building; and the Cultural Heritage Landscape. The heritage features identified in the easement
agreement are the same as those referenced in the designating by-law.
The applicant is requesting permission to install two sunscreens to the west elevation of the house
and two roof vents to the west elevation of the drive shed.
The two sunscreens will be 8 feet by 6 feet and will be installed annually between April and
October on the porch at the south-west corner of the original house. A photograph depicting the
proposed location can be found in the attachments.
The two roof vents will be installed 8 feet from each gable end near the ridge of the roofline on the
west elevation of the drive shed. A photograph depicting the proposed location can be found in the
attachments. The applicant is proposing to install roof vent Model 634 from Broan NuTone, which
is a black steel roof vent. The specification sheet for the roof vent can be found in the attachments.
Heritage Planning staff expressed concern with the proposed black steel roof vents based on the
existing grey colour of the asphalt shingles. It is believed that the black roof vents will stand out
rather than blend into the existing roof. In response to these concerns, the applicant has suggested
the use of alternative roof vent manufacturers, such as the slant back roof vent by duraflo. Duraflo
is able to manufacture roof vents in lighter colours such as grey or weatherwood. The applicant has
suggested that the weatherwood colour would be an appropriate match.
In reviewing the merits of the application, City staff note the following:
With respect to the two sunscreens:
The two sunscreens are seasonal, meaning that the owner has indicated that
o
they will be installed in April and removed in October each year;
The two sunscreens feature a colour and material that is compatible and
o
complementary to the heritage attributes of the house; and,
The two sunscreens will not detract from the character and heritage attributes of
o
the house;
With respect to the two roof vents:
The two roof vents will provide air circulation allowing warm air to escape from
o
the attic of the drive shed; and,
The final proposed colour, material and size will be reviewed and approved by
o
Heritage Planning staff in order to ensure that the two roof vents will not detract
from the character and heritage attributes of the drive shed.
FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
The proposed alterations will not detract from the Part IV designation. Accordingly, staff
recommends approval of HPA-2010-IV-008.
