Opening Remarks

Denny Cybalski, Chair called the meeting to order at 4:00 p.m.
Approvals for Demolition control, Heritage Kitchener, Site plan and Building permits were
obtained for the re-development of David Street.

On a motion
by D. Heintz, seconded by A. Head and CARRIED, the agenda
be approved.
Approval of Board Minutes – April 28, 2010
4.
The minutes of the Board of Directors Meeting of April 28, 2010 had been circulated with
the agenda.
On a motion
by A. Head seconded by D. Heintz and CARRIED, it was
resolved that the minutes of the Board Meeting of April 28, 2010 be
accepted as a true and correct record of the meeting.
Finance & Administration Business

Financial Statements – April 2010
5.1
The Financial Statements for April has been circulated with the agenda. Ann Eckert gave an
overview.
On a motion
by D. Heintz, seconded by A. Head and CARRIED, the April
statements be approved.

Air Conditioning – 2010surcharges for hydro consumption
5.2
Air conditioners are a separate agreement between KHI and tenants where hydro is not
included in their rent. Each air conditioner must be professionally installed, inspected and
approved by KHI Property staff. All costs and liability are the sole responsibility of the
tenant.
In 2006 and 2007, there was no increase to the rates as it was felt the existing 10 cent per
kilowatt hour charge covered the cost. For 2008, the Board approved a 20% increase
resulting in a 12 cent per kilowatt hour charge. In 2009, hydro rates increased yet KHI
recommended no increase to our rates. Information collected from other non –profits
indicated that our hydro surcharge for air conditioners is high in comparison to those.
The residential rate as of May 1, 2010 is 65 cents for the first 600kwhr and 75 cents for the
remainder. In comparison, May 1, 2009 rates were 57 cents for the first 600kwhr and 66
cents for the remainder. This equals a 14% increase in rates.
On a motion by
D. Heintz, seconded by A. Head and CARRIED the 2010 air
conditioning rates be increased 14 %.
Rental Arrears Report April, 2010
5.3 –
The Rental Arrears Report for April had been circulated with the agenda. Camelia Suciu
gave the report.
The arrears for April were 3 % with 5 vacancies and we were over the market target by 8.
