Dozer Limited Ontario Ltd., be approved without conditions. 1-1 1 Staff Report I~`r~.x~,ivER CommunityServicesDepartment www.kitchenerta BACKGROUND: The Community Services Department has received an application requesting the demolition of a single detached dwelling municipally addressed as 54 Bridge Street West. The subject lands are zoned Residential Six (R-6) in the Zoning By-law and designated as Low Rise Residential in the City's Official Plan. The subject lands will be consolidated with a 2679 square metre parcel of land to the north. The owner is proposing to demolish the existing single detached dwelling and redevelop the consolidated site with a multiple residential dwelling as permitted by the Zoning By-law and in the City's Official Plan. REPORT: Staff advise that the single detached dwelling proposed to be demolished is situated on a site which will be consolidated with a 2679 square metre parcel of land to the north. The consolidated site will be redeveloped with a multiple residential dwelling as permitted under the Residential Six Zone (R-6). The dwelling is showing signs of deterioration. The existing dwelling will not be incorporated into the future redevelopment of the property so any investment into the building for rental purposes would not be economically viable. Staff have taken all internal department comments into consideration and have no concerns with the proposed demolition. ALIGNMENT WITH CITY OF KITCHENER STRATEGIC PLAN: The proposed demolition is required prior to the redevelopment of the subject site and will align with the Kitchener Strategic Plan as it ensures the implementation of the community priority "Development'; with comprehensive redevelopment that is consistent with Provincial, Regional and City planning policies. FINANCIAL IMPLICATIONS: No new or additional capital budget requests are expected with this recommendation. COMMUNITY ENGAGMENT: A neighbourhood circulation was not made as part of this application as the applicant intends to redevelop the site. However, all property owners within 60 metres of the subject property will receive notice of the date of the Committee meeting dealing with this demolition control application for information purposes. CONCLUSION: Planning staff have considered this application and are of the opinion that the proposed demolition is justified as the removal of the existing single detached dwelling is required to implement the future redevelopment of the subject lands. Planning Staff recommend that Demolition Control Application DC11/06/B/ATP requesting permission to demolish one single detached dwelling, located at 54 Bridge Street West, owned by 2019641 Ontario Ltd. and B. Dozer Limited Ontario Ltd., be approved without conditions.
