REPORT: The Planning and Strategic Initiatives Committee recommended approval of Report CSD-11-077on August 15, 2011. Planning Staff hereby amend the recommendation of Report No. CSD-11-077 for the purpose of adding Special Regulation Provision 472R to allow for the future development of a Personal Services Business, Health Office, or Health Clinic in compliance with Section 39.2.4 of Zoning By-law 85-1 with the existing lots. The regulations in Section 39.2.1 are applicable for multiple dwellings on any property that is zoned as Residential Five (R-5) and requires a minimum lot width of 15.0 metres. The existing lots are approximately 14.4 metres in width and would not be in compliance with Section 39.2.4 of the By-law without Special Regulation Provision 472R. Staff are recommending the above amendment as there was a discrepancy in the lot widths at the time of application. Attached is a revised By-law which provides for Special Regulation Provision 472R to permit a minimum lot width of 14.0 metres.
