HomeMy WebLinkAboutCSD-12-015 - Zone Change - 1180 Countrystone Drive~t'~'c~; IZ C~ommu~ity Services Dep~rtmen~ ~~.~~~r~~r>~a L~ca~®n dap; ~ ~0 C~untr~s~~n~ ri~~, ~i~~~ene~ REC®~IM~~DATI®N: For information 4-1 a n Naver~br 2, 2011, the planning and Strategic Initiatives Committee passed a rs®lution inviting ~liil~ Names, the owner of 11 ~0 ountrytan Drive, to consider revising the proposed site plan and requested z®ne change in consideration of the public input that was provided during that meeting, In December 2411, conceptual plan was presented to staff which demonstrated that similar 2 unit cluster townhouse development could be developed on tl~e property which complied with all regulations under the Residential Six ~R~Q} zoning, specifically an easterly side yard of 2.5 metres and a rear yard of 7.5 metres. As a result of complying with all o the Residential Six ~Rw 6~ zoning regulations, the residential units decreased in size, but the total number of units proposed remained the same X29 units}. Staff questioned whether the revised plan met the intent of amrnittee's resolution of November ~~, 2a11. After further consideration, will~C Hones has decided that they will be proceeding with Zone Change Application Z11IQ71ClGS as proposed at the November ~, 2411 Planning and Strategic Initiatives Committee meeting and as outlined in Staff Report CSD~11 157 Appendix "A"}. A letter outlining their intent to proceed with the application as originally proposed is attached hereto ~Append'rx "~„} Staff remain supportive of the recommendation in Report CSD®11157. FINANCIAL IILIATIN 4 No new o additional capital budget requests are expected with this recommendation. ~~UNICATINS: ~n January 13, 2012 staff mailed a second courkesy letter to all properly owners with 12a metres of the subject property as well as anyone who provided written comment throughout the process of the details of the January 30, 2012 Committee meeting. Special Regulation Provision 598R allows fvr an easterly side Ord setback of 1.5 metres whereas Section 40.2.5 of the Zoning Sy-law requires a side yard setback of 2.5 etres.
