RECOMMENDATION:
That Demolition Control Application DC12/14/G/ATP requesting permission to demolish
one (1) single detached dwelling located at 99 Gage Avenue, owned by 2329204 Ontario
Inc., be approved without conditions.

REPORT:
The Community Services Department has received an application requesting the demolition of a
single detached dwelling municipally addressed as 99 Gage Avenue.The subject lands are
zoned Residential Six (R-6) in the Zoning By-law and designated Low Rise Residential in the
Official Plan. The owner is proposing to demolish the vacant dwelling and consolidate the
lands with the adjacent lands at 93 Gage Avenue (recently developed with 12 cluster townhouse
units). The consolidated site will be further developed with 12 additional cluster townhouse
units. The owner has applied for Site Plan Approval for the proposed comprehensive
redevelopment of the site.Staff are of the opinion that the proposed demolition is necessary for
the further redevelopment of the site and i
Rise Residential designation which favours the mixing and integration of different forms of
housing to achieve a low overall intensity of use.

Heritage Planning Comments:
Staff has no objections to the proposed demolition.
Building Division Comments:
A City Building Inspector examined the interior and exterior of the subject property in June 2012.
The Building Division has no objections to the proposed demolition.
Engineering Division Comments:
Staff has no objections to the proposed demolition.

Planning Analysis:
Staff is of the opinion that the proposed demolition is required to implement the
redevelopment plans for the site. All have been
taken into consideration andthere areno concerns with the proposed demolition.
ALIGNMENT WITH CITY OF KITCHENER STRATEGIC PLAN:
The proposed demolition is required prior to the redevelopment of the subject site and will align
with the Kitchener Strategic Plan as it ensures the implementation of the community priority
Development with comprehensive redevelopment that is consistent with Provincial, Regional
and City planning policies.
FINANCIAL IMPLICATIONS:
No new or additional capital budget requests are expected with this recommendation.
COMMUNITY ENGAGMENT:
A neighbourhood circulation was not made as part of this application as the applicant intends to
redevelop the site. However, all property owners within 60 metres of the subject property will
receive a courtesy notice of the Committee meeting dealing with this demolition control
application for information purposes.
CONCLUSION:
Planning staff have considered this application and are of the opinion that the proposed
demolition is justified as the removal of the existing single detached dwelling unit is required to
implement the comprehensive redevelopment of the site. Planning Staff recommend that
Demolition Control Application DC12/14/G/ATP requesting permission to demolish one single
detached dwelling, located at 99 Gage Avenue,owned by 2329204 Ontario Inc. be approved
without conditions.
