SUBJECT: 59 Marianne Dorn Trail (previously known as 324 Old Huron Road)
Addition to the rear of existing stone cottage, andconstruction of
adetached barn/garage
RECOMMENDATION:
THAT pursuant to Section 33 of the Ontario Heritage Act, Heritage Permit Application HPA-
2017-IV-026 be approved to permit the construction of an addition to the rear of the existing
stone cottage, and construction of a detached barn/garage on the property municipally
addressed as 59 Marianne Dorn Trail, in accordance with the plans and supplementary
information submitted with the application and subject to the following condition:
1.That the final building permit drawings be reviewed and heritage clearance provided by
Heritage Planning staff prior to the issuance of a building permit.

BACKGROUND:
The Community Services Department is in receipt of Heritage Permit Application HPA-2017-IV-
026which is seeking permission to construct an addition to the rear of the existing stone
cottage, and to construct a detached barn/garageat the property municipally addressed as 59
Marianne Dorn Trail. The property was previously known as 324Old Huron Road, which was
the subject of a plan of subdivision including an approvedHeritage Impact Assessment(HIA).
The heritageproperty is situated on anewlot within therecent plan of subdivision(2014).
REPORT:
The subject property is located on the south-east side of Marianne Dorn Trail, north of Marl
Meadow Court in the Brigadoon Planning Community. The property is designated under Part IV of
the Ontario Heritage Act with the stone cottage building being the principal resource contributing to
th
the heritage value. The property features a 1 ½ storey mid-19 century stone cottage built in the
Georgian architectural style.The Wildfong family was the original owner of the property and stone
cottage building, and isassociated with early settlement of Beih
According to the 1851 census, an earlier house (possibly log) existed on the property, but by the
1861census, the current stone cottageexisted. The existing stone cottage is likely the only
remaining building dating from early settlement of the adjacent former hamlet of Strasburg.
The HIA that was conducted in 2011 for the entirety of 324 Old Huron Road also identified a barn,
being anasphalt shingled, gambrel-roofed, wood frame, horizontal wood-sided structure that post-
dated the stone cottage. The original barn was located between the house and Old Huron Road,
and later rebuilt in 1955 to the west of the original structure. The HIAdid not identify the 1955 barn
as a heritage resource, and the barn was demolished prior to property designation. In addition, the
HIA indicates there was originally a porch across the rear of the house. The porch was removed at
some point in time and was not present at the time of heritage designation. The proposed addition
will be located where the porch once existed.
The estimated construction value of the entire project is $20,000.

Cultural Heritage Value or Interest
Designation By-law 2013-114 identifies the following heritage attributes of the stone cottage as
being of cultural heritage value or interest:
all building elevations;
symmetrical façade;
stone construction, including random-coursed fieldstone walls;
door openings, including front door with transom;
window openings, including unusually small window openings;
vestiges of whitewash under rear porch wall;
roof and roofline (excluding rear shed dormer), including:
o gable roof;
o roof pitch; and
o return eaves; and,
brick oven in former basement kitchen.
Addition to the rear of existing stone cottage
The applicant advises that the size of the proposed single-storey addition will be 4.27 metres
(14 ft) wide by 5.18 metres (17 ft) deep and will be centred between the two windows on the
rear facing façade of the existing building. The roofline will begin just under the existing soffit
and facia with a lean to, and the roof will be clad with asphalt shingles in a charcoal grey colour
to match the existing roof. There will be three vinyl single hung windows, one standard entrance
door, and one rear facing sliding patio door. The outside façade will be clad with board and
batten wood siding and painted to complement the colour of the mortar on the existing building
(sand/grey colour).

Detached barn/garage
The applicant advises that the intention is to add a building to the property that mimics the feel
and function of the traditional barn that once complimented this historic site. The proposed
detached barn/garage will be 3.66 metres (12 ft) by 7.32 metres (24 ft) in size and is a pre-
fabricated engineered building that is built off-site by Old Hickory Buildings of Canada. The
proposed barn/garage will havea total height (at peak) of 3.6 metres (11.81ft) that will
accommodate loft space for storage. The outside of the building will be clear coloured, treated
wood with doors that consist of awhitestandard entrydoor (with no window) facing the south-
east side of the building,and one white garage style door (with no window) facing the north side
of the building. The applicant advises that the barn/garage will be oriented so that the white
standard entry door is not visible,and the garage door will have limited visibility,from Marianne
Dorn Trail.The roof will consist of red metal, in keeping with the traditional rural barn roof style.

The proposed addition and detached barn/garagemeet
in particular:
respect for documentary evidence -do not base restoration on conjecture -conservation
work should be based on historic documentation, such as historic photographs, drawings
and physical evidence; and,
legibility-newwork should be distinguishable from old -buildings should be recognized
as products of their own time, and new additions should not blur the distinction between
old and new.
The proposed new construction alsomeets these PThe Standards andGuidelines
for the Conservation of Historic Places in Canada,in particular:
conserve the heritage value andcharacter-defining elements when creating any new
additions to an historic place or any related new construction -make the new work
physically and visually compatible with, subordinate to,and distinguishable from the
historic place; and,
replace missing features from the restoration period with new features whose forms,
materials and detailing are based on sufficient physical, documentary and/ororal
evidence.
In reviewing the merits of the application, Heritage Planning staff note the following:
subject property is designated under Part IV of the Ontario Heritage Act, with all
elements related to the construction and Georgian architectural style of the existing
stone cottageidentified as heritage attributes;

the project goals include constructing an addition to the rear of the existing stone cottage
to provide additional living space; and constructing a detached barn/garage for
additional storage on the property (i.e. to store machinery needed to maintain the
property);
the addition uses materials, colours, and details which complement the historic building
while still providing distinction between old and new; and will be located where the
original porch once existed;
the heritage property previously contained a barn with horizontal wood siding and a
gambrel roof, with the proposed barn/garage being of similar roof style and wood
material;
the location of the addition and barn/garage does not disturb any viewpoints or
proportions of the heritage building;
although the proposed windows and doors for the rear addition appear modern, the
proposed addition and materials will have limited, if any, visibilityfrom Marianne Dorn
Trail;
the proposed barn/garage is set back a minimum of 14.2 metres (46.59 ft) from
Marianne Dorn Trail, and will be oriented so thatthe white standard entry door is not
visible,and the garage door will have limited visibility,from Marianne Dorn Trail, which
will minimize any possible impacts on the streetscape;
the proposal follows
The Standards and Guidelines for the Conservation of
Historic Places in Canada;and,
the proposal will not adversely affect the the character of the property nor the heritage
attributes of the existing building.
In accordance with the Heritage Permit Application form, the approval of an application under the
Ontario Heritage Act shall not be a waiver of any of the provisions of any by-law of the City of
Kitchener or legislation, including, but not limited to, the requirements of the Ontario Building Code
and Zoning By-law. In this regard, staff confirm that a Building Permit is required to carry out this
work.
