This work to be completed by GA Masonry included: Cut out spalled brick and replace with new estimate around 200 brick around the building to be replaced Cut out open brick joints and repoint Caulk joints of stone coping over main door Upon further inspection on the roof of the facility, it was noted that there was extensive damage to the main parapet across the front of the building. Witzel Dyce Engineering Inc. was contracted to design a temporary brace for the parapet as well as a permanent brace to ensure the parapet is structurally sound. Note: this structural bracing (temporary and permanent) will not be visible from ground level. The updated quote received from GA Masonry is to remove and rebuild this parapet wall, they estimate they will be replacing about 500 bricks total for this parapet area. The existing features on the parapet (sign, caps and two urns) will be removed and re-installed to match the original design. It is suspected that the roof work completed approximately 8 years ago changed the drainage which resulted in water draining towards/behind the parapet wall and with the freeze-thaw cycles, has resulted in the brick faces shearing off. Drainage will be designed into the new parapet wall to ensure this does not occur again. Some very small 1/4" diameter holes will be installed in the brick joint for drainage. This will likely not be visible from the ground level in front of the pool. Further, the chimney was temporarily will require some brick repair accordingly. The four corner parapets are also showing signs of stress and will require brick and mortar replacement. The temporary structural brace has been installed by City Carpenters and the front of the parapet has been tested by GA Masonry to ensure there is no danger of bricks falling on to patrons. Due to this, we do not propose to install the mesh across the front of the parapet as shown in the engineering drawings. The permanent structural bracing for the parapet will be per the included design by Witzel Dyce Engineering Inc. and will be installed by City Trades Staff following the re-build of the parapet. The existing mortar is 1-1-6 type N with a raked joint. Mock-ups will be provided of type N and O for approval, prior to construction.
