DSD-20-098 - ZONING BY-LAW AMENDMENT APPLICATION & MODIFICATION TO DRAFT PLAN APPROVED SUBDIVISION, 30T-11205 - ZBA19/006/F/BB - 250 WOOLWICH STREET FALLOWFIELD CRESCENT, BRIDGEPORT NORTH - PRINCIPIA DEVELOPMENT LTD. The Committee considered Development Services Department report DSD-20-098, dated November 1, 2020, recommending approval of Zoning By-law Amendment application ZBA19/006/F/BB for Principia Development Ltd; recommending approval of modifications to Draft Plan of Subdivision, 30T-11205; and, recommending that applications for minor variances shall be permitted for lands subject to Zoning By-law Amendment Application ZBA19/006/F/BB. DSD-20-179 - MODIFICATION TO DRAFT APPROVED PLAN OF SUBSIVISION 30T-09201 - ZONING BY-LAW AMENDMENT APPLICATION ZC20/009/F/JVW - OFFICIAL PLAN AMENDMENT OP20/003/F/JVW - 1255-1291 FISCHER HALLMAN ROAD - MAX BECKER ENTERPRISES The Committee considered Development Services Department report DSD-20-179, dated October 30, 2020, recommending approval of Official Plan Amendment Application OP20/003/F/JVW; approval of Zoning By-law Amendment Application ZC20/009/F/JVW; and, the modification of conditions of draft approval for Plan of Subdivision Application 30T-09201. Councillor P. Singh noted that a written submission had been received from Paul Britton of MHBC Planning, Urban Design & Landscape Architecture with requested revisions to the application. J. von Westerholt presented to the Committee and reviewed the site location and the proposed modification to the previously approved Plan of Subdivision. Vaughn Bender, Max Becker Enterprises; Alex Vandersluis, Schlegel Urban Development; and dation. The compared the previously approved and modified plans, and provided a summary of changes. C. Pidgeon suggested that the applicant would endeavor to respond to the written submission, attempt to reach a consensus with Paul Britton of MHBC Planning, Urban Design & Landscape Architecture, and provide a written update when this matter to Council for ratification at the December 14, 2020, meeting. In response to the Committee report, confirmed that staff would facilitate contact between the applicant and MHBC Planning, and would ensure circulation of a written update in advance of the December 14, 2020, Council meeting. On motion by Councillor K. Galloway-Sealock it was resolved: That Official Plan Amendment Application OP20/003/F/JVW for Max Becker Enterprises requesting a change to the Land Use Designations on Map 22e in the Rosenberg Secondary Plan be adopted in the form shown in the Official Plan Amendment attached t Development Services Department report DSD-20- accordingly forwarded to the Region of Waterloo for approval; and, That Zoning By-law Amendment Application ZC20/009/F/JVW for Max Becker - attached to Report DSD 20-ccordance with Planning Act Regulation 45 (1.3 & 1.4) that applications for minor variances shall be permitted for lands subject to Zoning By-law Amendment Application ZC20/009/F/JVW; and further, That the City of Kitchener, pursuant to Section 51 (44) of the Planning Act R.S.O. 1990, Chapter P 13 as amended, and Delegation By-law 2002-64, hereby modifies the conditions of draft approval for Plan of Subdivision Application 30T-09201, in the City of Kitchener, for Max Becker Enterprises as attached to Report DSD 20-179 as Appendix 3.
