Lands 675 Queen Street and 48 Woodside Avenue RECOMMENDATION: That staff proceed with initiating development applications (City- initiated Zone Change and potential Municipal Plan Amendment), on lands owned by Weber Supply Inc. and municipally known as 675 Queen Street and 48 Woodside Avenue, with the intent to permit certain commercial uses such as 100% office and additional retail and potentially change certain existing industrial uses. REPORT: The subject lands are located on Queen Street between Woodside Avenue and the Iron Horse Trail within the Mill- Courtland Woodside Park Neighbourhood. The lands are owned by Weber Supply Inc and are currently designated General Industrial in the Secondary Plan for the area and zoned General Industrial. This is an area of transition in land use, especially considering the proposed townhouse development at 52 and 90 Woodiside Avenue, and the City would like to address compatibility with the surrounding area. In this regard, it would be advisable towards transitioning the Weber Supply lands towards permitting more commercial land uses such as 100% office or additional retail. Options could include the addition of special uses or regulations to the existing zoning or potentially including the lands within the adjacent Mixed Use Corridor on Queen Street. The subject report proposes that staff proceed with initiating the applications on the Weber Supply lands. Staff have been corresponding with the owner of the Weber Supply lands who supports this general direction. CONCLUSION: Staff support proceeding with considering new land uses on the Weber Supply lands.
