PROPOSED ADDITION TO REAR OF EXISTING HOUSE
RECOMMENDATION:
That pursuant to Section 42 of the Ontario Heritage Act, Heritage Permit Application
HPA 2006-V-006 (11 Dill Street) be aDDroved, to permit the construction of an addition to the
rear of the existing dwelling.
BACKGROUND:
The Development and Technical Services Department is in receipt of Heritage Permit
Application HPA 2006-V-006. The applicant is seeking Council's permission to construct an
addition to the rear of the existing building at 11 Dill Street.
Subject property
REPORT:
The subject property is located on the south side of Dill Street on the edge of the Victoria Park
Heritage Conservation District designated under Part V of the Ontario Heritage Act. The
applicant wishes to construct a one-storey frame addition to the rear of the existing dwelling.
The two-storey red-brick brick house has a double-gable roof on the front elevation. The
addition will have a gable roof with asphalt shingles to match those on the existing house and
the exterior will be clad with vinyl siding of an earth-tone colour.
The proposed addition complies with the Victoria Park Heritage District Plan policies with
respect to location as it will be built onto the rear of the house. The addition will be one storey
and is lower than the roofline of the existing house therefore it also conforms to policies
regarding height of additions. The sides of the addition will be stepped in away from the sides
of the existing house therefore it will not be visible from the street. The addition will not
negatively impact the heritage character of the existing house or the surrounding area.

FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
The proposed addition meets the intent of the Victoria Park Heritage District Plan policies and
guidelines. It will be small, sympathetically designed and will not have an adverse impact on the
heritage character of the existing house or the surrounding area. Accordingly, staff recommends
approval of HPA 2006-V-006.
