BACKGROUND: The Development and Technical Services Department is in receipt of Heritage Permit Application HPA 2006 -V -009. The applicant is seeking Council's permission to construct a shed in the rear yard of the property at 12 Perth Road, located in the St. Mary's Heritage Conservation District (HCD). REPORT: The subject property is located on the north side of Perth Road on the edge of the St. Mary's HCD designated under Part V of the Ontario Heritage Act. The applicant wishes to construct a one - storey frame shed in the rear yard of the subject property. The 16x30 foot shed will have a side gable roof with asphalt shingles, tongue- and - groove pine board cladding, two windows and an entrance on the front elevation. The entrance will have two barn -style doors. Though the footprint of the shed is large, the proposed structure complies with the St. Mary's Heritage District Plan policies with respect to height and location as it will be lower than the main house and will be built well in the rear yard with little visibility from the street. 1 North (Front) Elevation South (Rear) Elevation FINANCIAL IMPLICATIONS: None. CONCLUSION: The proposed shed meets the intent of the St. Mary's Heritage District Plan policies and guidelines. It will not have an adverse impact on the heritage character of the existing house or the surrounding area. Accordingly, staff recommends approval of HPA 2006 -V -009.
