BACKGROUND: The Development and Technical Services Department is in receipt of Heritage Permit Application HPA 2006-V-015. The applicant is seeking Council's permission to replace the roof of the existing building at 44 Schneider Avenue. REPORT: The subject property is located on the north side of Schneider Avenue between Victoria Park and David Street, in the Victoria Park Heritage Conservation District designated under Part V of the Ontario Heritage Act. The applicant wishes to replace the roof of the existing dwelling as part of major attic renovations. The two-storey red-brick brick house has a front-gable roof which requires replacement to meet current Building Code standards. The application also proposes a dormer on the east side of the new roof that will largely be hidden from view by the neighbouring house and mature coniferous tree. All elements of the existing upper roof structure will be removed and replaced with a roof of similar design. The pitch of the proposed new roof will remain the same but the ridge will be six inches higher. The existing fascia, soffits, frieze boards and eaves troughs will be replaced with aluminum parts. The grooves of the proposed new aluminum soffits will run parallel with the eaves trough in order to replicate the appearance of traditional wood soffits. The proposed dormer will have a gable roof with a pair of one-over-one sash windows made of vinyl and the walls are to be clad with painted horizontal wood siding. The front and rear gables will have a pair of one-over-one sash windows; the front to be fabricated from painted wood, to be painted, and the rear to be vinyl. The front gable will be rebuilt with a similar wood window surround and finished with painted wood shingles. The proposed new asphalt roofing will match that of the rest of the house. Front Fac;ade Side Elevation FINANCIAL IMPLICATIONS: None. CONCLUSION: The proposed roof replacement meets the intent of the Victoria Park Heritage District Plan policies and guidelines. It will be rebuilt in a similar design and the dormer will be hidden from view. The proposed project will not have an adverse impact on the heritage character of the existing house or the surrounding area and will ensure continued use of the residence.
