PROPOSED ONE-STOREY FRAME ADDITION TO REAR
OF FARMHOUSE & REPLACEMENT OF ASPHALT
SHINGLE ON REAR VERHANDAH ROOF WITH CEDAR
That pursuant to Section 33 of the Ontario Heritage Act, Heritage Permit Application
HPA 2006-IV-003 (748 Zeller Drive) be aooroved, to permit the construction of a one-storey
frame addition to the rear of the existing farmhouse and to replace asphalt shingle on the rear
vernadah roof with cedar as shown on the illustrations submitted with the application.
BACKGROUND:
The Development and Technical Services Department is in receipt of Heritage Permit
Application HPA 2006-IV-003. The applicant is seeking Council's permission to construct a one-
storey frame addition on the rear of the existing farmhouse at 748 Zeller Drive.
Subject property
REPORT:
The subject property is located on the east side of Zeller Drive in the Chicopee-Grand River
community, and is subject to a Heritage Conservation Easement Agreement and designation
under Part IV of the Ontario Heritage Act. The applicant wishes to construct a one-storey frame
addition to the rear of the existing dwelling. The two-storey fieldstone farmhouse and one-and-a-
half storey wing have a side gable roof and brick chimneys at each end. There is a gable-roof
portico on the front elevation and a hipped-roof verandah spanning the rear elevation. A portion
of the verandah on the smaller wing is partially enclosed. The applicant also proposes to
replace asphalt shingle on the rear vernadah roof with cedar.

The proposed work involves construction of a one-storey frame addition to the rear of the
existing stone farmhouse and replacement of asphalt shingle on the rear vernadah roof with
cedar. The addition is to accommodate a laundry and washroom area. The roof will be hipped
with cedar shingles and the exterior cladding will comprise either board-and-batten or barn
board. The soffits and fascias will be aluminium to match those on the existing farmhouse. The
east elevation will have a wood six-over-six window and the west elevation will feature an
entrance with a reclaimed wood door and exterior screen door.
FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
The proposed addition is compact in design and will complement the heritage character of the
existing farmhouse. Replacement of asphalt shingle on the rear vernadah roof will also enhance
the heritage character of the farmhouse. Accordingly, staff recommends approval of HPA 2006-
IV-003.
