Riordan Ward 3 February 3, 2005 CRPS-05-022 Declare land Surplus to the City's Needs - Part 1 on Reference Plan 58R-14797 - Homer Watson Blvd/Manitou Dr RECOMMENDATION: That the parcel of land described as Part 1 on Reference Plan 58R-14797 be declared surplus to the City's needs; and, That the land be conveyed to the registered owner of lands immediately behind Part 1 for a price of $19,312.14, plus costs of the reference plan and other incidental costs associated with this transaction; and further, That the Mayor and Clerk be authorized to execute the necessary documentation to complete the conveyance. DESCRIPTION: Part 1 on Reference Plan 58R-14797 is split zoned with the westerly portion zoned General Industrial (M-2) and the Easterly portion zoned Business Park Service Zone (B-3) with Special Use 118U and Special Regulation 1 06R in accordance to By-law 85-1. PURPOSE/REASON: Part 1 was intended for Homer Watson - Huron Road interchange. Now that the interchange is completed, there is a small surplus of land. Berkshire Building Corporation owns the lands immediately adjacent. They have indicated an interest in purchasing this parcel to increase the development potential of their property. .. ./2 - 2 - VALUE: A letter of opinion satisfactory to the City Solicitor was received from Peter Benninger Realty. Based on the letter of opinion, staff calculated the selling price to be $19,312.14 for the 2,338 m2 of land. NOTICES TO PUBLIC: Notice to the public is given by way of listing on the Councilor Committee of Council agenda. NOTIFICATION TO AGENCIES: No government agencies abut or surround the subject property; therefore, no agencies were notified. METHOD OF SALE: We are recommending the sale of property be a direct sale to the Berkshire Building Corporation. TERMS & CONDITIONS: We recommend that all costs with respect to the reference plan and incidental costs associated with this transaction be paid by the buyer of the property.
