PROPOSED MUD ROOM ADDITION
RECOMMENDATION:
That pursuant to Section 42 of the Ontario Heritage Act, Heritage Permit Application
HPA 2006-V-012 X35 St. Clair Avenue) be approved, to permit the construction of a mud room
addition to the rear/side of the existing dwelling, in accordance with the plans and specifications
included with the heritage permit application.
BACKGROUND:
The Development and Technical Services Department is in receipt of Heritage Permit
Application HPA 2006-V-012. The applicant is seeking Council's permission to construct a mud
room addition to the rear/side of the existing dwelling at 35 St. Clair Avenue, located in the St.
Mary's Heritage Conservation District. This application was originally submitted in August 2006,
but the time to process the application was extended at the request of the property owner to
enable the applicant to submit the plans required to complete the application.
REPORT:
The subject property is located on the west side of St. Clair Avenue within the St. Mary's HCD
designated under Part V of the Ontario Heritage Act. The existing house is one storey Wartime
(or Veteran's style house) with a hipped roof and horizontal vinyl siding. A rear addition was
constructed in 1974 and is clad with a synthetic board-and-batten material.
The applicant wishes to construct aone-storey frame mud room addition to the northwest
portion of the subject dwelling. The addition would have a gable roof with asphalt shingles and
vinyl siding to match the main house. A door would be located on the front elevation and a small
window on the side. The proposed addition complies with the St. Mary's Heritage District Plan
policies with respect to height and location as it would be lower than the main house. Although
visible from the public realm the addition would be located as far to the rear of the house as
possible, attached mainly to the rear addition and is designed to blend in with the main house.

FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
The proposed mud room addition generally meets the intent of the St. Mary's Heritage District
Plan policies and guidelines. It will not have an adverse impact on the heritage character of the
existing house or the surrounding area. Accordingly, staff recommends approval of HPA 2006-
V-012.
