DEMOLITION OF EXISTING GARAGE AND
CONSTRUCTION OF NEW GARAGE
RECOMMENDATION:
That pursuant to Section 42 of the Ontario Heritage Act, Heritage Permit Application
HPA 2007-V-004 (20 Seneca Drive} be approved, to permit the demolition of an existing
garage and the construction of a new garage, in accordance with the plans and specifications
included with the heritage permit application.
BACKGROUND:
The Development and Technical Services Department is in receipt of Heritage Permit
Application HPA 2007-V-004. The applicant is seeking Council's permission to demolish an
existing garage and to replace it with a new garage. The subject property is located at 20
Seneca Drive, within the St. Mary's Heritage Conservation District. The existing garage is an
original, one-storey frame structure with afront-gable roof. It is in very poor condition and the
owner recently received a property standards order requiring that the garage either be repaired
or demolished. The owner has concluded that the cost of restoration would be prohibitive, and
has opted to submit an application to demolish and re-build.
REPORT:
The subject property is located within the St. Mary's Heritage Conservation District on the north
side of Seneca Drive between the two sections of Lorne Crescent. The existing garage is a one
storey frame structure with afront-gabled roof and vertical wood siding. The applicant wishes to
demolish the garage and replace it with a new one similar to the original in size, shape and
height. The current garage is 10 feet wide and twenty feet long. The new garage will be 12 feet
wide and the same length as the existing. The existing garage is presently situated 5 inches
inside of the property line. The new structure will be located four feet inside the property line to
conform to the current zoning requirements.
FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
Though original to the subdivision, the existing garage is in very poor condition. The owner is of
the opinion that it is too cost prohibitive to restore. The proposed new garage will be similar to
the existing garage in size, shape and height. Staff are of the opinion that the demolition of the
existing garage and the construction of the proposed new garage will not have an adverse
impact on the character of the heritage district. Accordingly, staff recommends approval of HPA
2007-V-004.
