S~ `5 ~ }, ~ d, -:d, iii , _. ~ ~•~ BACKGROUND: The Development and Technical Services Department is in receipt of Heritage Permit Application HPA 2007-V-005. The applicant is seeking Council's permission to alter the front porch of the existing building. The subject property is located at 541 Queen Street South, within the Victoria Park Heritage Conservation District. The applicant wishes to alter the verandah to create a formal, enclosed vestibule as part of the conversion of the building into medical offices. Windows and an entrance would be installed on the front elevation, an entrance added to the north elevation and windows installed on the south elevation. REPORT: The subject property is located within the Victoria Park Heritage Conservation District on the east side of Queen Street South between the rail trail and Mill Street. The existing brick modified Queen Anne style building is two-storeys with afull-front verandah. The original verandah was replaced with the existing in the 1920s. The subject building is to be used as medical offices and the applicants are seeking to alter the front verandah into a formal entrance and vestibule. The proposal includes installing windows and a door in the existing openings between the verandah piers on the front elevation, adding an entrance to the north side elevation and installing windows in the existing opening between the verandah piers on the south side elevation. The proposal also involves removal and replacement of the existing horizontal wood railing skirts with vertical wood boards. In 2006, similar work to enclose a front verandah as part of a conversion was approved and undertaken at 561 Queen Street South. FINANCIAL IMPLICATIONS: None. CONCLUSION: The proposed alterations to the front verandah are considered to be sympathetic to the existing design of the verandah. Staff are of the opinion that the proposed alterations will not have an adverse impact on the character of the building or the heritage district. Accordingly, staff recommends approval of HPA 2007-V-005.
