393 TILT DRIVE
PROPOSED MUD ROOM ADDITION
RECOMMENDATION:
That pursuant to Section 33 of the Ontario Heritage Act, Heritage Permit Application
HPA 2007-IV-010 be approved, to permit the construction of a mud room addition to the
existing board and batten addition on the east elevation of the log house located at 393 Tilt
Drive, as shown on the plans prepared by Artech dated May 29, 2007 and submitted with the
application; and further that the owner be permitted to face the exposed foundation with natural
stone, and add a window to the west elevation of the proposed mud room.
BACKGROUND:
The Development and Technical
Services Department is in receipt of
Heritage Permit Application HPA 2007-
IV-010. The applicant is seeking
Council's permission to install a mud
room addition to the existing board and
batten addition on the east elevation of
the log house municipally addressed 393
Tilt Drive, and commonly known as the
Stauffer Log House.
REPORT:
The Stauffer Log House is designated under Part IV or the Ontario Heritage Act and is subject
to a Heritage Conservation Easement Agreement. Heritage attributes identified in the
designating bylaw are limited to all exterior features of the original log house structure and does
not include a recent board and batten addition attached to the east (rear) elevation of the log
house. In addition to the exterior of the log house proper, the heritage features identified in the
easement agreement also reference the single lane driveway enclosed on both sides by a
dense growth of mixed coniferous and deciduous vegetation.
The applicant proposes to construct a 12x14 foot one storey "mud room" addition that will tie
into the south elevation of an existing board and batten addition, located on the rear elevation of
the log house. Even though the mud room is proposed to be located on that part of the building
not identified as a heritage attribute or referenced in the reasons for designation; it will result in
altering part of the roofline of the existing addition where it ties into the east (or rear) elevation of
the log house. Further, the proposed mud room will extend beyond the existing south elevation
of the log house into what is formally the rear yard. As a result, staff deemed that Council
approval for the construction of the mud room addition would be appropriate.

The applicant proposes to build the mud room addition on a concrete foundation having an
exposed height equal to that of the log house, to be faced with natural stone to resemble
fieldstone. The mud room would be clad in board and batten and stained to match the existing
addition, and would feature wood facia and a cedar shake roof. Window openings are proposed
on the east and south elevations, and a door leading to a future deck is proposed to be located
on the east elevation. The single hung windows are to be multi-paned to match those on the
existing addition or on the log house. The applicant wishes to have the flexibility of installing one
window of similar design on the west elevation of the mud room (currently not shown on the
plans), and for the windows to be constructed either in wood or be vinyl clad (white).
The mud room would tie into the existing addition where the addition meets the log house. It
would extend 12 feet outward (beyond the existing addition) into the rear yard, and extend the
length of the existing addition for a distance of 14 feet. The applicant proposed to match the
soffit height of the mud room with that of the existing addition, which would result in the mud
room having less of a roof pitch than the
existing addition on one side (from the
ridge line of the addition to the south
elevation of the mud room).

City Staff Recommendation
Staff is recommending approval of the application for the following reasons.
1. The mud room addition is small in scale and is to be located to the rear/side of the log
house, and as such will not visually dominate or overpower the historic log house.
2. The mud room would be attached to an existing addition which is not in itself identified
as a heritage attribute.
3. The materials used in the construction will match those of the existing addition, or will
otherwise blend in well with the heritage characteristics of the property.
4. The mud room addition will not be visible from Robert Ferrie Drive, and will have minimal
visual impact when viewed from Tilt Drive or Tilt Parkette see images on following
page) .
