PROPOSED ADDITION
RECOMMENDATION:
That pursuant to Section 42 of the Ontario Heritage Act, Heritage Permit Application
HPA 2008-V-004 be approved, to permit the construction of a 300 sq. ft. addition to the rear of
the property at 74 Rex Drive, in accordance with the plans submitted with the application and
subject to the final building permit drawings being reviewed by Heritage Planning staff, prior to
the issuance of a building permit."
BACKGROUND:
The Development and Technical
Services Department is in receipt of
Heritage Permit Application HPA
2008-V-004. The applicant is seeking
Council's permission to construct a
300 square foot rear addition, on the
property municipally addressed 74
Rex Drive.
REPORT:
The subject property is located on the
north side of Rex Drive in the St.
Mary's Heritage Conservation District,
and is subject to designation under
Part V of the Ontario Heritage Act.

The applicant wishes to construct an L-shaped one-storey 300 square foot addition to the rear
of the existing addition built in 2005. Visually, the L-shaped one-storey addition will extend
approximately 3 feet from the rear west corner of the existing house.
The exterior materials will match the existing house as follows:
^ Horizontal white vinyl siding;
^ White aluminum capped windows;
^ White aluminum soffits;
^ Black aluminum fascia;
^ Aluminum eaves trough black} and downspouts (white); and
^ Black asphalt shingles.
The St. Mary's Heritage Conservation District Plan contains specific guidelines that address the
location and design of new additions. The plan indicates that additions are encouraged to be
located at the rear or inconspicuous side of the building, and limited in size and scale to
complement the existing building and neighbouring properties.
In reviewing the merits of the application, City staff note that the proposed addition:
• is located to the rear and rear side of the existing building so as to maintain the original
principal fagade as a visual entity;
• is limited in size to complement neighbouring properties and meet the requirements of
the Zoning By-law for lot coverage;
• is lower than the existing roof ridge line;
• is designed to match the existing addition built in 2005; and
• is designed so that the essential form and integrity of the original building will be
unimpaired if the addition were removed in the future.
FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
The proposed addition will not detract from the heritage character of the St. Mary's Heritage
Conservation District. Accordingly, staff recommends approval of HPA 2008-V-004.
