DRIVE SHED ALTERATIONS
RECOMMENDATION:
That pursuant to Section 33 of the Ontario Heritage Act, Heritage Permit Application
HPA 2007-IV-015 be approved, to permit recladding on all elevations of the drive shed located
at 300 Joseph Schoerg Crescent, in accordance with the plans submitted with the application;
and further that the owner be permitted to rebuild the existing sliding doors on the west
elevation, relocate the existing windows on the south elevation, add a new man door on the
south elevation, and construct a wood deck on the south elevation, in accordance with the plans
submitted with the application, subject to the following condition:
i) That the final building permit drawings be reviewed and heritage clearance be issued
by Heritage Planning staff, prior to issuance of a building permit.
BACKGROUND:
The Development and Technical Services Department
is in receipt of Heritage Permit Application HPA 2007-
IV-015. The applicant is seeking Council's permission
to reclad the existing drive shed, rebuild the existing
sliding door on the west elevation, relocate the
existing windows on the south elevation, add a new
man door on the south elevation, and construct a
wood deck on the south elevation, on the property
municipally addressed 300 Joseph Schoerg Crescent,
and formerly known as 437 Pioneer Tower Road.
REPORT:
The subject property is located on the south side of Joseph Schoerg Crescent in the Pioneer
Tower West community, and is subject to a Heritage Conservation Easement Agreement and
designation under Part IV of the Ontario Heritage Act. The key features that define the heritage
character of this property include: the Betzner Farmhouse Building; the Betzner Drive Shed
Building; and the Cultural Heritage Landscape. The one-and-a-half storey drive shed is a banked
structure with a stone foundation, board-and-batten exterior, front-gable roof clad with asphalt
shingles, rectangular six-over-six sash windows, round-headed windows in both gable ends and
three sliding doors. Heritage attributes identified in the designating by-law include: all exterior
building elevations, the fieldstone foundation, roof and roofline, window and door openings, door
hardware on north and west elevations, and all 6/6 windows. In addition, the designating by-law
identifies the unobstructed view to the Grand River Valley as a significant cultural heritage
landscape. The heritage features identified in the easement agreement are the same as those
referenced in the designating by-law.
The proposed work involves recladding the existing drive shed, rebuilding the sliding door on
west elevation, relocating the existing windows on the south elevation, adding a new man door
on the south elevation, and constructing a new wood deck on the south elevation. This work is
being undertaken to facilitate the adaptive re-use of the drive shed from utilitarian accessory
structure to residential coach use (a permitted use}.
The existing drive shed is clad with 1 inch by 11 inch pine board with
1 ~/ inch by 2 ~/ inch pine tongue-and-groove batten with a slight
chamfer along the edge of the batten. The batten projects
approximately ~/ inch from the board. The existing cladding is
significantly weathered which has contributed to the presence of
several gaps and openings on exterior walls. The applicant proposes
to reclad the drive shed with 1 inch by 1 ~ inch pine board with 1 inch
by 2 ~/ inch pine batten. The new batten will project 1 inch from the
board. The sliding door on the west elevation will be rebuilt along a
new track but the existing grain chute will be removed. The existing
hardware will be fastened to the new sliding door; however, the
sliding door will not be operable. The height of the existing windows
on the south elevation will be lowered to 36 inches from the finished
floor. In addition, the west window on the south elevation will be
relocated 14 inches to the west so as to match the location of the
east window. The new man door will be centrally located between
the two relocated windows on the south elevation. The applicant has
proposed two options for the proposed man door, but has confirmed
preference for Option 1. Option 1 proposes to utilize a glazed door
with no panels. The glazed door is currently located on the interior of
the drive shed and serves as the interior access to the coach house.
Option 2 proposes to utilize a glazed door with two panels. Option 2
will be consistent with the existing door located on the east elevation
of the farm house. The trim of the new man door will match the
existing windows with the use of a 4 inch white painted pine casing.
A new 8 feet by 14 feet wood deck and stairs with glass panels will
be constructed 2.15 metres above the existing grade on the south
elevation. The construction of the wood deck will be similar to the
wood deck located on the south elevation of the farm house.

An examination of the application indicates that the proposed work to be undertaken on each
elevation of the existing drive shed is as follows:

• Reinstall existing round-headed window
East Elevation (Side Elevation)
• Reclad with 1 inch by 10 inch pine board

• Reclad with 1 inch by 10 inch pine board
and 1 inch by 2 ~/ inch pine batten
• Reinstall existing round-headed window
• Lower existing 616 windows to 36 inches
from the finished floor
• Relocate existing west 6/6 window 10
inches to the west
• Install new man door with 4 inch white
painted pine casing
• Construct a new 8 feet by 10 feet wood
deck and stairs with glass panels 2.15

City staff acknowledge that the utilitarian nature of the drive shed forms part of the subject
property's cultural heritage significance; however, staff are also cognizant that this property has
evolved from being an active farm to becoming a suburban residence. While some of the
structure's heritage attributes will no longer be functional (e.g. sliding door on west elevation),
staff believe that the rural character of the structure will be maintained and that the proposed
alterations are within an acceptable range. Further, the greatest amount of alteration is
proposed to be made to the rear elevation (lowering of existing windows, construction of new
man door and new deck), and will result in minimal impact on the streetscape and cultural
heritage landscape when viewed from the street.
FINANCIAL IMPLICATIONS:
None.
CONCLUSION:
The proposed alterations and additions will facilitate the adaptive reuse of the drive shed as a
coach house while complementing the heritage character of the existing drive shed.
Accordingly, staff recommends approval of HPA 2007-IV-015.
