BACKGROUND: The former Lang Tannery has recently been purchased by Francis Street Inc. who plan to redevelop the building into amixed-use complex, including office, retail, restaurant and studio uses. To express their vision and to guide the redevelopment of the complex, the owners have prepared a Design and Development Vision (to be forwarded under separate cover} to be presented on May 26. This document will provide direction for the review of the formal site plan submissions. REPORT: The Warehouse District is currently undergoing regenesis with the introduction of the Kaufman Lofts, the UW Health Sciences Campus, and now the proposed redevelopment and adaptive re-use of the Lang Tannery. Staff enthusiastically support the proposed vision for this redevelopment and the general development concept. The proponents have demonstrated their intentions to see only the highest quality development occur and ambition to create a great mixed-use employment and retail hub. This document outlines a vision which will guide the review of formal site plan submissions and #echnical analysis that are expected within the next few weeks and into the future as the development evolves. The conceptual maps included are subject to change, based on the technics! site plan review, FINANCIAL IMPLICATIONS; No new or additional capital budget requests result from the recommendations of this report. CONCLUSION: A site plan application has been submitted for this development, which does not require formal Council consideration, as site plan approval has been delegated to staff. However, the owners welcome comments-.and feedback from members of Committee and Council.
