AREEf~ENT
RECOMMENDATION:
That the Mayor ar~d Clerk be authorized to execute a five year agreement -~rith Max
Becker Enterprises limited far the premises located at ~ ~~7 Flscher,Hallman Road, quite
fi~~, I~Citchener Ontario, subjectto the satisfaction of the City Solicitor; and
That included in the agreerr~ent is the lease of 3480 square feet of space at a cost of ~~
per square foot being 1 ~ per square foot plus ~ per square foot common area
maintenances for the first year, uvith an annual rental increase of 3°I~ for each of the
remaining years; and
That $48,000 be allocated from the Cityr capital contingency account to contribute to the
finishing of the leased space.

On September ~ ~ r ~40~ the Community services Committee considered repork CSD-O1~040,
outlining options for provEding community support, including the provision of space, to the
vllilliamsburg Community. The fallowing option, to be piloted for a five year period, was brought
forward as one that the amrr~ittee might want to consider:
• Pursue leasing ~Q00 square feet of space at ~~Isgft ~~ ~1sgft rent + ~8lsgft common
Brea maintenarrce~, beginning July X008;
• Refer the costs associated with leasing space far ~D08 {approximately 5~,~'~~ for half a
year operating and $0,000 capital fit ups} to the 0~8 budget process;
• Refer the casts associated ~vith tapping up this amount, to reflect a full year of operating,
to the ~OQ9 budget process; and ,
• Allow staff to re-allocate existing budget resources to provide the support needed to the
Uvilliamsbur Community {beginning July~00S}~ .

This recomrnendationwos ratified at the arnmitkee of the Ill~hake, October ~, ~~0~, with a small
modification, removing the phrase "at the proposed Vllilliamsburg k=amity YM~ Facility", ire
such a facility did not exist,
R~~~RT:
Although funding has been approved to lease space and provide staff support to the
Uvilliamsburg community, report LSD-O1~~~44 did not request permission for the I~ay.or end
clerk to enter into an agreement far the leasing of space in the ~1lilliarnburg omrr~unity. This
repack is requesting this permission to move forward.
Also this report i raking an additional recommendation not found in repack CSD-D7-4~0, to
increase the rental amount for space annually by 3°la. During negotiations it was discovered
that the type of space being leased only included a "Manilla Shell", whereby the landlord
provides the drop ceiling system, fluorescent lighting, electrical panel, exterior walls primed and
ready far paint and H1lA distribution to an open plan concept. To be a usable camr~unity
space, with appropriate washrooms, offices and rr~eeting rooms, significant capital fit~ups ere
needed, requiring mare than the $4,000 initially allocated. RBJ Schlegel wilk contribute a~n
additional ~,~00 ta~uards the completion of the interior finishes for the community space,
