LANCASTER ST W -EXISTING BUILDING AND
PROPOSED EAVE ENCROACHMENTS ON LANCASTER
ST W ROAD ALLOWANCE
RECOMMENDATION:
"That the Mayor and Clerk be authorized to execute an Encroachment Agreement,
satisfactory to the City Solicitor, with the property owner(s) and any mortgagee(s) of the
property municipally known as 10 Lancaster St. W. (PIN 22312-0030 LT) to legalize the
existing building encroachment which encroaches approximately 0.06m to 0.12m, more
or less, onto the Lancaster St. W. road allowance, and the proposed eave which will
encroach approximately 0.33m, more or less, onto the Lancaster St. W. road allowance."
BACKGROUND:
The owner of the building located at 10 Lancaster St. W. is proposing to renovate the existing
building for his dental practice. There is an existing building encroachment and a proposed
eave encroachment onto the Lancaster St. W. road allowance.
REPORT:
The building is located at the corner of Lancaster St. W. and Victoria St. N. There is an existing
building encroachment of approximately 0.06m to 0.12 m, more or less, onto the Lancaster St.
W. road allowance. There is also a proposed eave which will encroach approximately 0.33m
onto the Lancaster St. W. road allowance. Attached is a plan illustrating the location and
dimensions of the existing and proposed encroachments.

CONCLUSION:
The appropriate staff has reviewed this request and has no concerns with the location of the
existing building and the proposed eave encroachments.
