PRIORITIZATION FOR IMPLEMENTATION OF MIXED USE
CORRIDOR ZONING IN REMAINING SIX MIXED USE
CORRIDORS
In 2001 Council approved a new commercial policy structure which created seven Mixed Use
Corridors in the Official Plan, as illustrated in the map attached as Appendix A to Report DTS-
09-148. In 2008 Council approved Mixed Use Corridor (MU) zone categories. At the Council
meeting of September 21, 2009 Council approved the implementation of these MU zone
categories for the first time in the King Street West Mixed Use Corridor. City staff intend to
proceed with undertaking a City initiated zone change for each or remaining six Mixed Use
Corridors.
REPORT:
Staff committed to report back to Council regarding the prioritization of the zoning
implementation in the remaining six Mixed Use Corridors. Based on public comments received
to date, and the degree of development interest and redevelopment potential within each
corridor; staff are proposing to proceed with the following schedule for the implementation of MU
zoning:

Belmont Avenue (Ward 6) and Lancaster Street (Ward 1) are identified as "village" corridors,
and have a very different character than the four corridors which are located contiguous with the
downtown. It is proposed that the timeline for the implementation of MU zoning within the two
village corridors be determined upon completion of the implementing zoning for the four other
Mixed Use Corridors. It is staff's intent to bring forward recommendations regarding
implementing zoning for all Mixed Use Corridors by year-end 2010.
